LENDING CRITERIA

Residential property in the DC, VA and MD metropolitan area. (Within 25 miles from downtown DC).

At this time, we are not lending for properties that are commercial or condominium or located in Baltimore City.

Rehab amount must be $50,000 or less.

Maximum starting loan amount = $300,000. Once we have done multiple properties with a borrower, we can increase the loan amount.

Loan for 180 days in first position (first lien on the property)—no second trust loans.

These loans are applicable for buying investment properties only.

No refinance of existing loans.

Home cannot be rented or occupied during the term of the loan.

100% Financing Loan Amount Breakdown: The maximum total loan is calculated at 60-70% ARV. At closing, we will wire 60-70% ARV LESS repair funds. The ARV for slower selling areas is lower and faster selling areas is higher. We will confirm ARV based on our market research for each property.

Example:

ARV = $200,000
Purchase price = $100,000
Repairs Needed = $30,000
We will lend you $130000 in total.

Note: This loan program serves experienced investors who have completed four or more flip projects in the DC Metro area.
